Guide

The decision before the offer

A good purchase begins long before you find the home.

The strongest buyers understand their priorities, complete budget, representation and decision rules before urgency enters the room.

Vegas With Alex turns the buying process into visible stages. You will know what is being decided, which professional should answer each question and what needs to happen next—from the first consultation through keys.

The goal is not simply to buy. It is to make a purchase you understand.

The complete buying process

From strategy to possession.

The exact contract and timeline vary. This sequence keeps the major decisions in the right order and the responsible professionals involved at the right time.

  1. 01

    Consultation & representation

Define goals, timing, responsibilities, communication, buyer representation and any written agreements required before touring.

  2. 02

    Financing & complete budget

Coordinate lender preparation or proof of funds and establish a comfortable range that includes cash requirements and ongoing ownership costs.

  3. 03

    Area & property strategy

Compare locations, property types, community structures, commute patterns and likely tradeoffs before narrowing the search.

  4. 04

    Search & purposeful tours

Review relevant inventory, tour with a consistent scorecard and separate cosmetic preferences from material property considerations.

  5. 05

    Offer strategy

Evaluate market evidence, price, terms, contingencies, timing, concessions, inclusions and the conditions under which you will proceed or walk away.

  6. 06

    Due diligence

Coordinate inspections and review applicable disclosures, title, HOA documents, insurance considerations and property-specific investigations.

  7. 07

    Loan, appraisal & escrow

Keep lender documentation, valuation, title and contractual milestones moving while questions and conditions are addressed promptly.

  8. 08

    Final review & closing

Review final figures and documents, complete the walk-through, sign, fund and confirm the terms of possession and key transfer.

Representation, made clear

Know who represents whom—and what the agreement says.

Before touring, Alex explains the working relationship, services, responsibilities, term, compensation structure and exit provisions contained in the applicable documents.

Compare homes through five lenses.

Emotional response matters—but it should not erase the fundamentals. Alex helps you apply the same questions to every serious candidate.

01

Location & daily life

Routes, surroundings, orientation, noise and access to the places that shape your week.

02

Layout & usability

Flow, privacy, storage, stairs, light, outdoor connection and future flexibility.

05

Anatomy of an offer

Price is only one negotiating term.

A strong offer aligns the entire package with your priorities, risk tolerance, financing and the seller's situation.

01

Purchase price

Supported by relevant market evidence, property condition and the current competitive context.

02

Earnest money

The amount, timing and contractual treatment should be understood before submission.

03

Financing & appraisal

Loan structure, qualification, valuation risk and related contractual protections.

04

Due diligence

Inspection and document-review rights, timelines and the decisions each period requires.

05

Closing & possession

Escrow length, occupancy, key transfer and any seller transition needs.

06

Credits & inclusions

Seller contributions, repairs, personal property and items included or excluded from the sale.

Due diligence

New construction or resale

Two paths. Different advantages and risks.

Resale home

What you can evaluate now

  • Established location and surrounding context
  • Visible lot, orientation and completed streets
  • Known home condition and renovation history
  • Potentially shorter, contract-defined closing
  • Negotiation with an individual seller
Watch: system age, deferred maintenance, insurance, renovations and HOA documents.

New construction

What you may be able to shape

  • Floorplan, lot and finish selections when available
  • New systems and builder warranty framework
  • Possible builder or lender incentives
  • Longer or changing construction timeline
  • Builder-drafted purchase agreement
Watch: lot premiums, upgrades, future phases, completion timing, inspections and incentive tradeoffs.

Important: the onsite sales team represents the builder. Discuss your own representation before registering or touring a community.

Buyer FAQ

Questions are part of good due diligence.

These are general answers. Your contract, financing, property and circumstances determine the actual process.

Do I need an agent before touring homes?

Residential buyers working with many MLS participants are asked to enter into a written buyer agreement before an in-person or live virtual tour. Alex will explain the applicable documents, relationship and compensation before you sign.

Should I get preapproved before searching?

Usually, yes. A lender review helps establish the estimated payment, cash requirements and financing conditions that should shape the search. Preapproval is not a guarantee of final loan approval.

How much below asking price should I offer?

There is no responsible universal percentage. The answer depends on comparable sales, condition, time on market, competition, seller priorities, financing and the strength of the complete offer.

Does an appraisal replace an inspection?

No. An appraisal addresses value for the lender's purposes. A home inspection helps the buyer learn about condition. Their scope and purpose are different.

What should I review in an HOA package?

Review governing documents, rules, budgets, reserves, insurance, assessments, litigation and property-specific balances or violations. Nevada law and your contract govern delivery and applicable deadlines.

Can the seller pay some of my costs?

A seller contribution may be negotiated, subject to the contract and financing rules. Compare the value of a credit with the price and other terms rather than treating it as free money.

When do I receive the keys?

Possession depends on the contract and completion of the required closing steps. It may not occur immediately after signing. Alex will confirm the transaction's possession and key-transfer plan.
