The VWA selling process

A clear path.
At every turn.

A step-by-step framework for preparing, positioning, marketing and closing a Las Vegas home—with the decisions, responsibilities and next moves visible from the start.

Strategy to handoff

The process behind the outcome

A sale is not one decision. It is a sequence of them.

The strongest plan makes the next decision clear before pressure arrives.

Vegas With Alex organizes the sale around eight stages—from defining your objectives and preparing the property to comparing offers, managing contingencies and coordinating the final handoff.

Every property, seller and contract is different. This roadmap is educational; your signed agreements, timelines and professional advice control the actual transaction.

The complete roadmap

Eight stages. One coordinated sale.

Each stage ends with a seller decision, a completed milestone or a documented next step. The order may overlap when timing requires it.

  1. 01

    Discovery

Define the sale you actually need.

Begin with the property, your timing, the next move and the tradeoffs you are willing—or unwilling—to make. Price, certainty, convenience and privacy belong in the same conversation.

You decidePriorities, timing, access, privacy and the outcome that matters most.

Alex organizesProperty history, occupancy, decision-makers, next-move dependencies and initial questions.

  2. 02

    Market position

    Build the pricing argument.

Review relevant sales, current competition and the differences buyers are likely to notice. The objective is a supportable position and a response plan—not an aspirational number presented as certainty.

You decideLaunch price, acceptable preparation investment and adjustment decision points.

Alex organizesComparable evidence, property distinctions, buyer alternatives and recommended positioning.

  3. 03

    Property readiness

    Prepare only what supports perception.

Walk through repairs, editing, cleaning, landscaping, staging and disclosure preparation. Priorities should serve the target buyer and expected sale—not become an open-ended renovation.

You decideScope, budget, vendors, staging and which work will be completed before launch.

Alex organizesReadiness checklist, visual priorities, scheduling and seller-approved vendor coordination.

  4. 04

    Production & release

    Make the first impression complete.

Finalize accurate property information, photography, video, copy, showing instructions and the agreed distribution plan before the listing is released. The campaign should present one coherent property story.

You decideFinal price, launch timing, showing boundaries and approved marketing details.

Alex organizesMedia, listing data, copy, MLS setup, syndication, digital content and agent outreach.

  5. 05

    Market response

Show, listen and read the evidence.

Coordinate access and follow-up while tracking qualified inquiries, showings, feedback, competing listings and offer activity. Individual comments matter less than patterns across the market response.

You decideAccess exceptions and whether to maintain, refine or reposition the strategy.

Alex organizesShowing communication, feedback themes, activity reporting and recommended response.

  6. 06

    Offers & negotiation

    Compare the complete offer.

Evaluate price together with financing, earnest money, contingencies, concessions, appraisal exposure, deadlines, closing, possession and buyer readiness. A higher number is not automatically a stronger path to closing.

You decideAccept, reject, counter or continue negotiating after reviewing the material terms and risks.

Alex organizesSide-by-side analysis, buyer-agent communication and the seller’s authorized response.

  7. 07

    Under contract

    Manage every contingency and deadline.

Once an agreement is executed, the work shifts to escrow, buyer investigations, repair discussions, appraisal, financing, title, HOA documents and other contract milestones.

You decideResponses to contractual requests, amendments, credits, repairs and any changed terms.

Alex organizesMilestone tracking, access, documentation and communication among the transaction parties.

  8. 08

    Closing & transition

Finish the sale. Complete the handoff.

Coordinate final property condition, agreed inclusions, signing, possession, keys and the practical transition. Closing is complete only when the appropriate closing party confirms the transaction has been completed.

You decideFinal logistics and any seller action required by the contract or closing parties.

Alex organizesPre-closing checklist, final-walk-through access, handoff details and post-closing follow-up.

Before photography

Ready the home. Ready the file.

Preparation is both visual and documentary. Buyers should encounter a considered property presentation while the transaction file is being organized for the questions that may follow.

01Property walk-through and condition priorities

02Known-condition and required disclosure review

03Repairs, maintenance and independent estimates

04Receipts, permits, warranties and improvement history

05HOA, access, solar, lease or occupancy information

06Cleaning, landscaping, editing and staging plan

07Photography-day and showing-readiness checklist

Nevada disclosure obligations depend on the property and transaction. Sellers should complete required forms honestly and consult the appropriate professional when a legal, tax, title, construction or disclosure question is unclear.

Seller decision gates

Advice is organized. Authority stays with you.

Alex can research, explain, recommend, communicate and document. The seller authorizes the material choices.

01

Representation

Review the proposed services, responsibilities, term and negotiable brokerage compensation before signing a listing agreement.

02

Position

Approve the list price, preparation plan, launch timing, access instructions and marketing approach.

03

Response

Decide whether evidence supports maintaining, refining or changing the market position.

04

Offer

Authorize acceptance, rejection or counterproposal after evaluating the complete terms and likely path to close.

05

Contract changes

Approve repairs, credits, extensions, amendments or other responses that alter the signed agreement.

06

Transition

Confirm signing, possession, keys, included property and the final handoff logistics.

The market feedback loop

Attention is not the same as intent.

Views and likes can indicate reach. Seller decisions should weigh the behavior closer to a purchase: qualified inquiries, showings, second visits, agent questions, offer activity and changes in the competitive set.

Request a home-value review
01

Reach

Is the property appearing in the channels and searches intended for the likely buyer?

02

Engagement

Are buyers and agents saving, sharing, asking questions or requesting access?

03

Qualified activity

Are serious prospects touring, returning or discussing terms?

04

Objection pattern

Do recurring concerns point to presentation, condition, access, price or another correctable issue?

05

Competition

What has listed, reduced, gone under contract or closed since launch?

06

Decision

Does the evidence support holding the position, refining the campaign or making a material change?

Offer review

Read beyond the purchase price.

The strongest offer is the combination of economics, timing, obligations and closing probability that best matches the seller’s priorities.

The exact sequence and deadlines come from the executed agreement and instructions from escrow, title, lenders, HOA and other authorized parties.

  3. 03

    Appraisal & financing

Coordinate property access and track applicable value and loan milestones without representing the lender’s work.

  6. 06

    Title & closing file

Respond to appropriate requests from escrow, title, HOA or other closing professionals.

  7. 07

    Final walk-through

Prepare the agreed property condition and provide access for the buyer’s contractually permitted review.

  8. 08

    Sign, complete & hand off

Follow closing instructions, confirm completion through the authorized party and deliver possession as agreed.

Selling process FAQ

Questions between “maybe” and “sold.”

These answers are general. Your property, representation agreement, purchase agreement and professional advice determine the actual process.

How long does the selling process take?+

There is no universal timeline. Preparation scope, price range, property type, buyer demand, access, negotiation and the terms of an accepted offer all affect timing. Alex can build a working calendar after reviewing the property and your priorities.

When should I contact Alex if I am not ready to list?+

Early enough to make deliberate decisions. A preliminary conversation can help separate urgent work from optional work, identify documents to gather and map the sequence of selling and moving without obligating you to list.

Who chooses the listing price?+

The seller authorizes the listing price. Alex researches the market, explains the evidence and recommends a positioning strategy, including decision points if the response differs from expectations.

Do I need to complete every repair before listing?+

No. Some work may improve presentation or reduce transaction risk; other work may not justify its cost or delay. Consider buyer expectations, price position, time, independent estimates and disclosure obligations before approving a scope.

What happens after my home goes live?+

Alex coordinates agreed marketing and showing access, responds to inquiries, follows up with agents and reports meaningful activity. Together, you evaluate patterns in exposure, qualified interest, feedback, competition and offers.

Is the highest-price offer always best?+

Not necessarily. Financing, contingencies, earnest money, appraisal exposure, concessions, deadlines, possession and buyer readiness can materially affect the seller’s net, risk and probability of closing.

What can happen during buyer inspections?+

The buyer’s rights depend on the contract. Inspections may lead to questions or requests, but the seller should review the signed agreement and available response options before authorizing repairs, credits or other changes.

What if the appraisal is below the purchase price?+

The effect depends on financing and the contract. Possible paths may include buyer funds, a price or term negotiation, an appraisal review process or other contract remedies. Alex coordinates the real-estate discussion while lenders and appraisers perform their independent roles.

When is the home officially sold?+

Signing documents alone may not complete the transaction. Follow instructions from the authorized closing professionals and rely on their confirmation that the transaction has closed before treating the sale and possession as complete.

Does contacting Alex create a listing agreement?+

No. A website inquiry or consultation does not create representation. A brokerage relationship begins only after the appropriate written agreement is reviewed and signed.

Your next step should fit your actual plan.

Begin with a private conversation about the property, the timing and the part of the process you need to make clear.

Information is general and is not legal, tax, financial, title, construction or lending advice; a valuation or appraisal; or a promise of price, timing or result. Actual services, obligations, timelines, contingencies and closing procedures depend on the property, signed agreements, market conditions and authorized third parties. Consult appropriately qualified professionals.
