The right professionals, clearly defined

Alex is your real estate advisor—not your lender.

Vegas With Alex helps connect the financing timeline to the property search, contract and closing. A licensed mortgage professional evaluates eligibility, quotes terms, takes your application and makes lending decisions.

Your privacy matters: send income, bank, tax, credit and identity documents only through the secure process provided by your chosen lender—not through a VWA website form or ordinary email.

Before the price range

Start with five numbers that belong to you.

A lender can tell you what may qualify. Your own plan should also define what feels sustainable after closing.

01

Comfortable payment

The monthly housing amount that leaves room for the rest of your priorities.

02

Cash available

Funds for down payment, closing, moving and the costs that begin after possession.

03

Reserves

Savings you want to preserve for maintenance, surprises and life beyond the transaction.

04

Current obligations

Recurring debts, commitments and credit activity that can influence qualification.

05

Time horizon

How long the home and financing need to serve your likely plans.

The complete monthly picture

The mortgage payment is more than principal and interest.

Use the property and the loan together to estimate the true monthly commitment. The exact components depend on the home, community, loan and insurance requirements.

The mortgage path

Seven stages. One coordinated purchase.

Financing and real estate move on parallel tracks. Keeping them aligned reduces rushed decisions and preventable delays.

  1. 01

    Set the comfort budget

Define a preferred payment, available cash, reserves and ownership costs before choosing a target price.

  2. 02

    Prepare for preapproval

Choose a licensed lender, authorize the requested review and provide documentation through its secure system.

  3. 03

    Compare viable loan paths

Ask how structure, term, mortgage insurance, points, credits and cash requirements change the complete picture.

  4. 04

    Search within the strategy

Match homes to the financing: property type, condition, HOA, appraisal considerations and closing timeline can all matter.

  5. 05

    Contract & formal application

Once under contract, keep loan milestones, requested documents, inspections, title and contract deadlines moving together.

  6. 06

    Underwriting & appraisal

The lender verifies the file, reviews the property valuation and may request additional conditions before final approval.

  7. 07

    Final figures & closing

Review the Closing Disclosure and wiring instructions carefully, resolve discrepancies, complete the walk-through and confirm funding.

Loan paths to discuss

Different structures solve different problems.

Your licensed lender should explain current eligibility, property requirements, costs and tradeoffs. This overview is a starting vocabulary—not a recommendation or approval.

01

Conventional

Private-market financing with conforming or nonconforming structures, varied down-payment options and borrower-specific mortgage-insurance considerations.

02

FHA-insured

A loan made by an approved lender and insured by the Federal Housing Administration, with its own borrower, property and mortgage-insurance requirements.

03

VA-backed

For eligible Veterans, service members and certain surviving spouses who meet VA and lender requirements, generally for a primary residence.

04

Jumbo

Financing above applicable conforming limits, commonly paired with lender-specific reserve, documentation and property standards.

05

USDA housing programs

Programs tied to eligible borrowers and eligible rural locations; availability and property eligibility should be verified directly with USDA or a participating lender.

06

Nevada assistance

State or local homebuyer programs may assist qualified buyers. Program funding, participating lenders and eligibility can change.

Your preapproval packet

Organize once. Respond with confidence.

Your lender will specify what applies to your situation. Common requests can include:

  • Government-issued identification and residency information
  • Recent income and employment documentation
  • Tax returns or business records, when requested
  • Bank, investment and other asset statements
  • Debt details and authorization to review credit
  • Documentation for gifts or other sources of funds
  • Property, insurance and HOA information once identified

Security rule: confirm the lender's secure upload method before sending any sensitive file.

Compare the same scenario

Look beyond the headline rate.

Ask lenders to price the same loan amount, property type, down payment and lock assumptions. Then compare official Loan Estimates side by side.

01

Rate & APR

Understand what each reflects and whether the rate is fixed or adjustable.

02

Points & credits

See whether cash paid or lender credits are changing the quoted rate and costs.

03

Monthly payment

Review principal, interest, estimated escrow and mortgage insurance together.

04

Cash to close

Separate down payment, lender charges, third-party costs, prepaids and credits.

05

Lock terms

Ask whether the rate is locked, for how long, at what cost and what could change it.

06

Execution

Compare communication, underwriting preparation and the ability to meet the contract timeline.

Some estimated costs come from third parties or the property rather than the lender. Ask which figures can change and why.

Once you are under contract

Protect the approval you worked to build.

Underwriting may re-verify key information before closing. Ask your lender before making a financial or employment change—even when the change seems harmless.

Ask first

Opening, closing or co-signing on credit

Ask first

Financing furniture, vehicles or major purchases

Ask first

Moving large sums between accounts

Ask first

Changing jobs, compensation or work status

Ask first

Depositing cash or undocumented funds

Always verify

Wire instructions by a trusted, independently confirmed number

Nevada homebuyer programs

Explore assistance through the official source.

The Nevada Housing Division publishes homebuyer programs and participating-lender information. Availability, income or purchase limits, occupancy rules, funding and compatibility with a specific loan may change.

Ask a participating lender to verify the current program against your borrower profile, property and closing timeline before relying on it.

Bring better questions

Ask your lender before you choose the loan.

01Which loan structures fit my goals, and what are the tradeoffs of each?

02What complete monthly payment and cash-to-close should I plan for?

03Which assumptions in this quote are not yet verified?

04Is this rate locked? What can change before closing?

05How do points, credits and mortgage insurance affect the long-term cost?

06Are there property types or conditions this financing will not accept?

07Which documents or underwriting conditions remain outstanding?

08What should I avoid changing financially before the loan funds?

Mortgage questions

Clear answers.
Better conversations.

Exact terms and eligibility must come from your chosen lender.

Prequalification or preapproval—what is the difference?+

The terms are used differently across lenders. A preapproval typically involves a more complete review, but neither is a final loan approval. Ask what was verified, what remains conditional and when the letter expires.

Does a preapproval guarantee the loan?+

No. Final approval can depend on updated borrower information, underwriting, the appraisal, title, insurance, the property's eligibility and satisfaction of lender conditions.

How much do I need for a down payment?+

There is no universal answer. It depends on the loan, borrower, property, available programs and the reserves you want after closing. Ask for side-by-side scenarios rather than assuming one percentage is required.

What is a rate lock?+

It is a lender agreement to hold specified rate terms for a defined period, subject to its conditions. Confirm whether you are locked, the expiration date, cost and what happens if closing is delayed.

Can a seller contribute toward closing costs?+

Sometimes. The contract, loan program, occupancy, down payment, appraisal and lender rules may limit the amount and permitted uses. Alex and your lender can coordinate an appropriate request.

Can I use down-payment assistance?+

Possibly. Programs have current eligibility, funding, participating-lender and property rules. Have an approved lender verify the program before it becomes part of your purchase plan.

Is the appraisal the same as an inspection?+

No. An appraisal primarily supports the lender's valuation and collateral review. An inspection is a separate buyer-focused examination of the property's condition and systems.

Can I choose my own lender?+

Yes. You should evaluate the licensed professionals and loan terms available to you. VWA can provide introductions when requested, but the lender choice remains yours.
