Las Vegas new construction

Buy new.
Without buying blind.

A builder offers the home. Vegas With Alex helps you evaluate the full decision—from community and homesite to options, financing, inspections and future resale.

Build smart

Before the model-home tour

Bring your own representation from the first visit.

The sales professional in the builder’s office represents the builder’s interests. Alex can represent yours.

Builder registration and agent-compensation policies vary by community. Some require your agent to accompany or register you at the first visit. Contact Alex before visiting, submitting an online inquiry or signing a guest card so the requirements can be confirmed.

Buyer representation, services and compensation are documented separately and are negotiable. Alex will explain the applicable agreement before you commit.

Four ways to buy new

Choose the level of certainty and control.

The path affects timing, customization, deposits, pricing certainty and how much of the finished product you can evaluate before contracting.

01

Fastest path

Quick move-in

A completed or nearly completed builder home. You see more of the actual product but usually have fewer design choices.
02

Production build

To-be-built

Select an available plan and homesite, then make permitted structural and design choices within the builder’s program.
03

More personalization

Semi-custom

Greater flexibility within an established architectural and builder framework, usually with a longer decision and build cycle.
04

Individual vision

Custom home

Coordinate land, design, engineering, approvals, construction, financing and a substantially broader professional team.

The complete price

The base price is the beginning—not the budget.

VWA helps you maintain a live cost picture as the lot, structure, design and financing choices develop.

The homesite scorecard

You can change finishes. You cannot move the lot.

The location inside the community can matter as much as the floorplan. Look beyond the premium and model-home presentation.

02Roads, gates, traffic, deliveries and noise

The VWA new-build process

From first visit to warranty follow-through.

Schedules and contract rights differ by builder and project. This framework keeps the major decisions visible.

  1. 01

    Strategy & representation

Define budget, timing, location, property criteria and the working relationship before entering the sales process.

  2. 02

    Community & builder comparison

Compare location, buildout, product, reputation, included features, HOA structure, timelines and likely resale position.

  3. 03

    Homesite & floorplan selection

Evaluate the lot, orientation, surroundings, layout, structural choices and how the combination functions in daily life.

  4. 04

    Contract & deposit review

Understand price, deposits, deadlines, estimated completion, change provisions, financing conditions, default remedies and warranty documents before signing.

  5. 05

    Financing & incentive comparison

Compare builder-affiliated and outside-lender scenarios using the same assumptions and official loan disclosures.

  6. 06

    Selections & change control

Separate structural priorities from cosmetic preferences, document every selection and track the revised total price.

  7. 07

    Construction, inspections & updates

Monitor milestones and coordinate permitted independent inspections, orientation and correction-list follow-up.

  8. 08

    Closing, possession & warranty

Review final figures, verify agreed items, complete the final walk-through and understand the builder’s warranty-request process.

Builder incentives

Evaluate the value—not the headline.

Credits can be useful, but only after you understand the price, restrictions, loan structure, opportunity cost and your likely ownership horizon.

01

Price reduction

Reduces the contract price but may affect the deal differently from a credit or financed incentive.

02

Closing-cost credit

Can reduce cash due at closing, subject to the loan, contract and permitted uses.

03

Rate incentive

May reduce a payment temporarily or permanently depending on the structure, cost and qualification.

04

Design or option credit

Adds selections within builder rules but may not deliver dollar-for-dollar future resale value.

05

Lot or upgrade inclusion

Can improve the property if the included choice supports usability and long-term appeal.

06

Affiliated-provider condition

May require use of a particular lender, title provider or other affiliate. Compare the entire transaction before deciding.

Compare apples to apples.

Ask each lender to price the same purchase amount, down payment, term and lock assumptions. Then compare rate, APR, points, lender credits, monthly payment and cash to close on the official Loan Estimates.

New does not mean unchecked

Inspect the work. Understand the warranty.

Municipal inspections, lender valuation, builder quality control and an independent buyer inspection serve different purposes. Your contract and the construction stage determine what access and inspections are available.

01

Pre-drywall or systems-stage inspection, when allowed

02

Completion inspection before the orientation or closing

03

Detailed correction or “punch” list with documented follow-up

04

Final walk-through of agreed corrections and selections

05

Warranty scope, exclusions, deadlines and claim procedure

06

Post-closing inspection before applicable warranty milestones

New construction or resale?

The better choice depends on the tradeoff.

New construction

Potential advantages

  • New systems, materials and builder warranty framework
  • Structural and finish selections when timing permits
  • Current layouts, energy standards and technology
  • Builder incentives that may improve the transaction
  • Lower near-term maintenance in some cases
Watch: total price, lot premium, build delays, builder contract, HOA buildout, landscaping and future competing phases.

Resale home

Potential advantages

  • Completed home, lot, street and surrounding context
  • Established neighborhood and mature landscaping
  • Visible condition and known improvement history
  • Potentially faster, contract-defined closing
  • Negotiation with an individual seller
Watch: system age, deferred maintenance, renovations, insurance considerations and HOA documents.

New-build questions

Ask before you select.

Builder policies and contract terms vary. Confirm the answer for the specific community and transaction.

Why should I contact Alex before visiting a model home?+

Builders have their own agent-registration policies. Contacting Alex first allows those requirements to be checked and gives you time to discuss representation before interacting with the builder’s sales team.

Does using a buyer’s agent change the builder’s price?+

Do not assume the price or incentive will be identical. Builder compensation and registration policies vary, and buyer-agent compensation is negotiable. Alex will explain the applicable agreement and confirm the builder’s current policy.

Are builder incentives always the best financing option?+

No single structure is automatically best. Compare the builder-affiliated offer with other available Loan Estimates using the same purchase, down-payment, term and rate-lock assumptions.

Can I inspect a brand-new home?+

Often, but the permitted stages and access depend on the contract, builder and construction status. Discuss independent inspections before signing so they can be planned around the available milestones.

What happens if construction is delayed?+

The builder contract controls estimated completion, extensions, notices and remedies. Review those provisions before relying on a move date, rate lock, lease termination or sale of another property.

Are design-center upgrades worth the cost?+

Some selections improve daily use or future appeal; others are primarily personal preference. Compare the builder price, difficulty of changing the item later and its importance to the layout—not only showroom presentation.

What should I review about the HOA or master plan?+

Review current dues, rules, included services, reserves or assessments when applicable, planned amenities, phase structure and surrounding future land uses. The official community documents control.

When does the builder warranty begin?+

The warranty documents define the start date, coverage periods, exclusions, standards and claim process. Read the actual warranty and keep your closing, inspection and service records organized.
