What is included in the advertised base price—and what is shown in the model but not included?
New Construction Concierge · Vegas With Alex
Your new home.
Every decision considered.
From choosing a community and floor plan to navigating upgrades, walkthroughs and closing, get organized guidance built around your priorities.
Beyond the model home
The model home is only the beginning.
A new-home purchase can involve hundreds of connected choices—often on different deadlines.
The plan, homesite, structural options, finishes, financing and construction schedule all affect the final purchase. VWA helps keep those decisions visible and organized so the experience does not become a series of isolated appointments.
Customization, appointment access and buyer-agent participation vary by builder, community, home and construction stage.
Questions before selections
Know what needs an answer before it becomes a deadline.
How do the homesite, elevation, structural options and finishes affect the complete purchase price?
Which decisions must be made before construction reaches the next stage?
Which upgrades are difficult or expensive to add after closing?
When should price changes be reviewed with the lender?
Where will signed selections, change orders, open questions and follow-up items be kept?
Design day, with a plan
Choose what you love. Keep the whole picture in view.
Alex’s role is to help you organize the real-estate decision: priorities, price changes, questions, deadlines and documentation. He does not replace the builder’s design professional or act as an interior designer.
Prepare the brief
- Set priorities and a working upgrade limit
- Separate essentials from preferences
- Review included features and allowances
- Prepare builder, lender and installation questions
Maintain the record
- Track choices, quoted prices and totals
- Record unanswered questions and deadlines
- Identify changes needing lender review
- Confirm what the builder will document
Reconcile the summary
- Compare the selection summary with notes
- Flag missing, unclear or inconsistent items
- Keep approved documents accessible
- Follow up on open questions and next dates
Attendance at design appointments must be arranged in advance and is subject to builder rules, appointment capacity and buyer authorization. If Alex cannot attend, the same preparation and document-review process can be completed before and after the appointment.
Complete-price thinking
The starting price is one part of the decision.
Lot and option choices can materially change the purchase price, required funds and payment. Keep a working total and ask the lender to evaluate material changes before selections become final.

Upgrade decision filter
Builder now—or contractor later?
There is no universal answer. Evaluate the exact product, contract, financing, warranty, access and post-closing disruption before deciding.
Structural permanence
Prioritize decisions that affect the plan, framing, plumbing, electrical rough-in, doors, windows or other work that is difficult to change later.
True cost difference
Compare builder price with realistic after-closing labor, demolition, disposal, permits, repair, financing and lost-use costs.
Warranty & responsibility
Understand which party installs, warrants and services the selected item and whether later work could affect other coverage.
Financing effect
Determine whether the option is added to price, paid separately or included in a deposit—and how that affects qualification and cash.
Daily usefulness
Favor choices that solve a recurring need rather than a model-home impression that may not fit how you live.
Future marketability
Consider broad functionality and avoid assuming an upgrade will return its full cost when the property is sold.
The concierge journey

How organized guidance can help.
Explore three illustrative scenarios showing how organized guidance can help you compare options, track selections and prepare for the next step in your new-home purchase.

Turn selections into a clear checklist
As the home approaches completion, Alex helps organize the buyer’s approved selection records and prepare questions for the builder walkthrough. Any apparent differences are documented for clarification.
Which items need an explanation, who will follow up and what remains outstanding. Technical condition questions are directed to the appropriate inspector or qualified professional.

A clearer plan for upgrades
A buyer is considering upgraded flooring, cabinets, countertops and electrical options. Alex helps organize the choices around the buyer’s priorities, track quoted costs and flag questions about selection deadlines.
A prioritized selection list, the running upgrade total and the questions to resolve before approving the final selections.

See the complete purchase picture
A buyer compares two new homes with similar starting prices. Alex helps organize the quoted lot premiums, structural options, included features and planned upgrades into a side-by-side comparison.
Which costs are included, which remain estimates and what needs confirmation from the builder and lender before making a decision.
Before your next model-home visit
Let’s plan your new-home purchase.
Tell Alex where you are looking, your approximate budget and how far along you are. The first conversation will focus on the decisions that matter next.
Tell Alex exactly what you completed: walk-in visit, online inquiry, guest card, registration, deposit or signed agreement. Do not assume representation can be added retroactively.
Concierge FAQ
Before the first builder visit.
Does the builder’s sales representative represent me?+
The on-site sales representative works for the builder. Buyer representation is a separate relationship. Alex will explain his services, the applicable written agreement and compensation before acting as your representative.
When should I contact Alex?+
Before the first model-home visit, online inquiry or guest registration. Builder cooperation, registration and compensation policies differ, and some requirements may apply from the first contact.
Will Alex attend my design appointment?+
When useful, requested and permitted, attendance can be arranged in advance. Builder rules and scheduling control access. Preparation and follow-up support remain available even when attendance is not possible.
Is Alex acting as my interior designer?+
No. Alex helps organize real-estate priorities, questions, price changes and documentation. Product specifications and design advice should come from the builder’s design professional or another qualified designer you retain.
Can Alex tell me which upgrades will increase resale value?+
Alex can discuss marketability and comparable properties, but no upgrade has a guaranteed return. Personal preference, total cost, neighborhood, competing inventory and future market conditions all matter.
Should I use the builder’s lender?+
Compare the builder-affiliated and outside-lender scenarios using the same purchase price, term and assumptions. Incentives may have conditions. Review official Loan Estimates and ask each lender to explain differences.
Can I hire my own home inspector?+
Often, but the contract, builder and construction stage control access and available inspection points. Confirm the rules early and hire an appropriately qualified Nevada inspector.
What happens if the completion date changes?+
Builder contracts commonly address estimated completion, extensions and buyer obligations. Review the actual agreement and maintain flexibility for moving, rate locks, leases, storage and travel.
Are concierge services an additional charge?+
The scope, representation terms and compensation will be disclosed in writing before services begin. Builder-paid compensation is not guaranteed, and all compensation is negotiable.
